Lender/Investor for Large Organic Greenhouse Farm in Indiana.

Have found 25 acres of enormous greenhouses in southern Indiana. With 5 huge barns, shop, 5-acre lake for water, and all infrastructure in excellent condition. Comes with 200 acres of timber, $75,000 worth of which ought to be felled now. The owners grew plants for a large chain that terminated the contract and left them in trouble. We can buy the note at a large discount and the owners will deed the property to us in lieu of foreclosure. Appraisal roughly twice the value of the note even in the present low market. 24 acres in town also included, with large shop, large house, 10 acres of planting beds, 3 more greenhouses, and two abandoned quarries. My advice is to sell off this town property to pay down the cost of start-up. Profitability on this scale is enormous. By bringing in certified organic soil, instant certification is obtainable. I have had very bad experience of partners and prefer to borrow or give royalties. The investment, loan or otherwise, which includes ample return for investor or lender, is $1,500,000. $450,000 of this goes back to the investor after sale of timber and town property, presumed to be within six months. The town property is being sold very cheaply to get rid of it and so return capital. Start-up costs, already mentioned, include bypassing of existing boiler ($10,000 a month to operate) with deep-bore geothermal heating and a solar system to operate the farm. The existing infrastructure is already in place, including a new 4-inch piping system for heating water. Wholesale marketing only is planned though distributors. Apart from my own experience (organic mixed farming in England and gourmet organic vegetables in California), it will be necessary to find a strong production manager. Local workers with a work ethic are readily available at reasonable cost. An extraordinary opportunity to be the only large-scale organic greenhouse grower with year-round capacity in southern Indiana. Rough projections and pictures are available. Noncircumvention agreement reguired. I am the principal. Whether purely as a property transaction, or as an organic farm, or both, this is the best that I have ever seen. I am looking for opportunities to establish a non-profit college prep Christian school in conjunction with a research and education center designed to promote ecologically sound food, energy and building technologies. I have a cash inheritance that I received in 2005 and I have a life insurance policy that I might be able to borrow against now or simply cash in when I turn 45 in another 4 years.

I am an only child, not married and have no children. My mother has lupus and is currently recovering from surgery that went bad; she is now facing that surgery again and another one to deal with a bad gall bladder. I am her only caregiver, but I have been diagnosed with congestive heart failure. My doctor wants me to consider having open heart surgery to replace a damaged aorta and heart valve. Farm Crew Leader Position Opening at the Dickinson College Farm

The Dickinson College Farm seeks applicants for the position of Farm Crew Leader for the 2009 growing season. Situated on 180 scenic acres near Carlisle, PA, the farm raises organic produce on 5 acres and in greenhouses. Produce is sold through the college dining hall, a CSA program, farmers’ market, and donated to the local food bank. The farm also keeps small flocks of grass-fed sheep and laying hens. Additional projects include solar electric and solar hot water systems, large-scale food waste composting, and educational outreach activities with the college and community.

The Crew Leader position is designed for farmers who have a year or more of vegetable production experience. The crew leader will assist the farm managers with supervision of interns, student workers, and volunteers. In addition, the crew leader will assist with equipment operation, marketing of produce, animal husbandry, and other diverse tasks. Micro-farm/Homestead open to creative possibilities

I've been trying to sell my old house in North Carolina (Ronda, southeast Wilkes Co.) for most of this year with no success so far, so I'm interested in talking about ways to offer it as an incubator "farm" to anyone that's interested. There's only 2/3 acre of land, but it's good land that we invested a lot of time and care in (organically), and I'd love to pass it on to someone that wanted to use it productively. We had about 1/3 acre in garden crops, growing all our family's vegetables and about $200 (priced cheap) extra to take to market each week. Most of the remainder was used for lots of bee hives, a goat, a small flock of chickens, and perennial fruit, including now-established blueberries, muscadines, bunch grapes, apples, raspberries, figs, pawpaws, etc. There's a 2-bedroom, 1-bath house (ready to move in), built in 1950, about 1100 sq ft plus a full, unfinished basement with a woodstove. There's a very good well. Neighbors were extremely helpful with our farming things. Lots of potential to rent pasture land nearby. Boone and Winston-Salem would be the nearest larger markets, about 1 hour in opposite directions. We were asking $65,000, but talk to us about alternative possibilities if you're interested.
